market rent (MR) that is the capital sum, which at a point in time, on specified
terms and subject to any legal constraints or restrictions, might be paid for a
particular interest in Asset/property or the annual rent at which the property
might be let. The purpose for which a valuation is required is important, as the
value of property is not necessarily the same for all purposes. The purpose of

FEASIBILITY AND VIABILITY APPRAISAL
The workability and profitability of a proposed project is key to any major
decisions an investor wants to make in real estate development/ownership.
We are charged with the responsibility of advising prospective developers on
the Feasibility and Viability of their conceptualized development. Here we are
involved in site assemblage and site selection, where we perform market
research to determine the highest and best use of the site. Our scope of work
includes but not limited to:
- Establishing the most suitable scheme of development (which includes
redevelopment or refurbishment) for the site for which planning
permission is available. - Estimating the market value of the developed building or land when put
to the proposed use. - Considering the total development period, the construction period and
the letting period if the building is to be let. - Estimating the cost of carrying out the works required to put the
property to the proposed use. - Assessing the cost of financing the development.
- Establishing the developer’s profit margin to cover entrepreneurial risk.
